

Clowes Developments has announced that construction will begin on five trade counter/warehouse/industrial units ranging from 3,229s sq ft to 4,606 sq ft at Stud Brook Business Park, following planning consent granted by North West Leicestershire District Council.
Plot 1 will comprise five trade counter units, ranging in size from 3,229 to 4,606 sq ft. The units will wrap around the fully operational Starbucks Drive-Thru, which is conveniently located at the front of the business park and benefits from easy access and central parking. Plot 1 also sits adjacent to Sainsburys Local store which has recently opened. The new space will cater primarily to trade counter operators, with a number of occupiers to be announced in due course.

IMA Architects has been working with Clowes Developments to deliver the mixed-use development at Stud Brook. IMA Architects overcame a number of challenges due to the site sitting so close to East Midlands Airport and has liaised with various stakeholders to ensure the development complements and enhances its surroundings—both commercially and from an amenity perspective. The successful planning application for this next phase is a testament to the hard work and consideration of the site’s owners and their professional advisory teams.

Roe Developments has been confirmed as the lead construction contractor and will deliver the scheme over a 30-week build programme. End users are expected to take occupation of the units around Christmas, with trading anticipated to begin as early as the new year.
